The key difference is volume. THS has over 6,330 active listings in the USA and 3,786 in the UK as of June 2026. No other platform comes close to that global coverage. The smaller platforms are cheaper but have fewer listings, which means fewer options. Where local platforms shine is competition: a sit on House Sitters America might attract five applications where the same sit on THS would attract the maximum of fifty.

Are There Hidden Fees Beyond the Membership?
No. The membership price and the $12 per-sit booking fee on Basic and Standard are the only two charges THS applies. There's no listing fee, no application fee, and no percentage taken from any confirmed sit. The one cost that catches people off guard is that $12 fee, since it doesn't appear in the headline membership price anywhere on THS's own pricing page.
The $12 per-sit booking fee applies to sitter Basic and Standard plans, and to homeowner Basic and Standard plans too. It is not included in the headline price. Premium is exempt entirely, on both sides.

The break-even between Basic and Premium is 9 sits per year. The break-even between Standard and Premium is just 6 sits. At 6 or more sits, Premium is already cheaper than Standard. For full-time nomads, Premium is the only plan worth considering.
What You Actually Pay Beyond the Membership
One of the most common questions about THS is whether there are hidden fees beyond the membership price. The short answer: there are not. But there are costs beyond the membership that are worth understanding before you sign up.
The membership fee is the only fee THS charges for access to the platform. There is no listing fee, no application fee, and no percentage taken from any arrangement. The $12 booking fee on Basic and Standard is the only additional THS charge, and it is waived entirely on Premium.
The costs that exist beyond the membership are not THS fees. They are the practical costs of house sitting itself: travel to each sit (flights, fuel, public transport), food during the sit, travel insurance if you carry it, and the optional Duo Sitter add-on if you sit as a couple.

The 24/7 vet helpline is the main reason to choose Standard over Basic. On our very first sit in Bochum, a health concern came up with one of the cats. Being able to call a qualified vet at any hour changed the experience completely. At just 6 sits per year, Standard already costs more than Premium when booking fees are added. Standard is right for sitters doing fewer than 6 sits who want the vet helpline and extra support.

The Plans Explained: Key Features
Accident and Third Party Liability Plan (Sitters. Standard and Premium)
If a pet causes damage or injury to another person, their property, or their pets while under your control during a sit, and this is due to negligence on your part, THS covers you up to $1,000,000 per incident. This applies on Standard and Premium sitter plans.
This is a meaningful protection for sitters. A dog that injures another dog on a walk, or a pet that damages a neighbour's property, could result in a significant claim. Having up to $1m coverage removes a genuine financial risk. As with all THS plans, this is discretionary and subject to terms and conditions. It is not a regulated insurance policy. Sit Cancellation Plan
For both sitters and pet parents: available on Premium only. Neither Basic nor Standard includes a sit cancellation plan on any plan type. If a pet parent cancels on a sitter, THS provides up to $150 per night to cover alternative accommodation, up to $1,500 per sit. If a sitter cancels on a pet parent, up to $150 per night covers alternative pet care costs, up to $1,500 per sit. All plans are discretionary and subject to terms and conditions. Coverage runs up to 30 days annually across as many sits as you need. For longer sits, the first three sits of the year are covered regardless of whether they exceed 30 days. This is discretionary, not a guaranteed insurance payout. Terms and conditions apply.
Home and Contents Plan (Pet Parents. Standard and Premium)
Some home insurance policies do not cover leaving your home with a third party such as a house sitter. THS provides an additional Home and Contents Plan at no extra cost on Standard and Premium pet parent plans, underwritten by global insurer GUARDHOG. It covers property damage, theft, and public liability if a sitter has an accident in your home. Up to $1 million USD.
You must have an existing home insurance policy for this additional protection to be valid. Terms and conditions apply. Important: this is not regulated insurance. In addition to basic support, Standard and Premium members receive extra assistance to secure their first sit or sitter. THS guides you through setting up your profile or listing and helps you make your first confirmed match.
The Refund Guarantee
THS offers two money-back guarantees:
For sitters: if you do not confirm any sits within 14 days of making your fifth application, you receive a full refund with no conditions.
For pet parents: if you do not receive any sitter applications within 14 days of posting your first listing, you can claim a full refund.
Note: for Basic Combined members, the money-back promise covers the sitter side only (applying for sits), not the pet parent side.
This is separate from the 14-day cooling-off period under THS Terms of Service (Clause 10), which provides a full refund if you cancel within 14 days of joining or auto-renewing, provided you have not applied for a sit or published live listing dates.

The Duo Sitter Add-On
For sitters who regularly travel with a partner, friend, or family member, THS offers the Duo Sitter add-on at $3.75 per month billed yearly ($45/year). It allows you to add a verified co-sitter to your profile.

Both sitters must complete full THS verification. The 48-hour overlap limit is designed for back-to-back sit transitions. If you sit as a couple, this add-on builds homeowner trust through joint verified profiles and is worth the $45/year for what it signals to prospective homeowners.
The Airport Lounge Passes: Our Experience
Premium membership includes two global airport lounge passes per year. Caro and I used ours during a stopover in Kuala Lumpur on the way to Australia.
We had been traveling for 3 weeks by that point. A long-haul connection through KL was not the most appealing prospect. The lounge changed that entirely. Proper hot food, a quiet space away from the terminal noise, comfortable seating, and the ability to arrive in Australia rested rather than depleted. If you have never been in an airport lounge before, the difference from a standard departure terminal is significant. Particularly on a long-haul journey where you are already tired before you board.
At the discounted Premium price of $194, the two lounge passes alone represent a meaningful portion of the membership cost as a standalone benefit. For any sitter who does international travel as part of the house sitting lifestyle, this feature is worth factoring into the Premium decision.
Can You Cancel TrustedHouseSitters and Get a Refund?
TrustedHouseSitters offers a full refund under a 14-day cooling-off period. You are entitled to a full refund if you notify THS within 14 days of joining or auto-renewing, provided you have not applied for a sit, entered into a confirmed booking, or published live dates on a home listing during that period.
Outside the 14-day window, the membership fee is not refundable. See Clause 10 of the THS Terms of Service for the full conditions. Our THS cancellation guide covers sit-level cancellation, which is a separate process.
THS memberships auto-renew annually. Your card will be charged at the renewal date unless you cancel before it. You can cancel auto-renewal at any time through your account settings without losing access for the remainder of your paid period.
If you cancel, your membership remains active until the end of the current billing period. You can still apply for sits, complete confirmed sits, and leave reviews during that time. You simply will not be charged again when the period ends.

Is the Membership Worth the Price?
The maths on this is straightforward. One house sit replaces accommodation that would cost anywhere from $500 for a week in a budget location to $3,000 or more for two weeks in a city like London or Sydney. The most expensive THS membership, Premium at $259, pays for itself on the first sit regardless of where that sit is.
After 20 sits across 12 countries, Caro and I have spent approximately $378 on THS membership fees. The accommodation those sits replaced is worth over $26,500. That is a return of roughly 70:1 on the membership cost.
Even on the cheapest possible sit, a weekend cat sit in a nearby town that saves you $200 in accommodation, a Basic membership at $97 (after discount) pays for itself within the first two sits. By the third sit, the membership is free in practical terms and every sit after that is pure savings.
The only scenario where THS is not worth the price is if you sign up and never complete a sit. If you apply, get confirmed, and do even one sit, the membership will almost certainly cost less than the accommodation it replaces.
