We have not been to Los Angeles. That is worth saying upfront. Our sits have been in Europe and briefly in Australia, and the US is still ahead of us on the map. But LA comes up constantly in the house sitting community, and when we checked the data for this article the numbers were interesting enough to write about properly rather than just pointing people at a platform link.

What we found is that LA is not what it looks like from the outside. The visible listing count is low. The actual volume moving through the market every month is not. Understanding that gap is the most useful thing we can pass on before you start applying.

2026 Update: The LA Wildfires

The January 2025 wildfires caused significant damage across several LA neighbourhoods, including Pacific Palisades, Altadena, and parts of the Pasadena foothills. If you are planning a sit in 2026, there are two practical things to know.

First, some listings in affected areas involve homes recently restored or still navigating insurance claims. Before confirming any sit in these neighbourhoods, ask the homeowner directly whether the property was affected and whether their home insurance is active and covers occupancy by a sitter. Policies vary significantly and only the homeowner's insurer can confirm the specifics.

Second, the displacement caused by the fires increased demand for sitters across the wider LA area. Many homeowners relocated temporarily while their primary properties were assessed or repaired, which created more listings in areas like Glendale, Burbank, and the South Bay than were typical before 2025. The market is larger and more varied than it was two years ago.

For sits in fire-affected neighbourhoods specifically: insurance companies across California have tightened rules around unoccupied homes since the fires. If you are applying in Pacific Palisades or Altadena, mentioning in your application that you are comfortable with basic fire-safe property maintenance (keeping gutters clear of debris, monitoring the surroundings) is a small detail that carries real weight with homeowners in those areas right now.

There is also a practical consideration that is less obvious: the Palisades and Altadena are currently active construction zones in 2026. Rebuilding is underway across large parts of both neighbourhoods, and that means early starts. If a sit is in an area with active rebuilds on adjacent properties, a 7am jackhammer is a realistic morning companion. Before confirming a sit in a fire-recovery zone, ask the homeowner directly whether there is active construction on their immediate block. Some sitters will not mind. Others will find it difficult to work or sleep through a reconstruction site next door.

How Many House Sits Are Actually Available in LA?

Los Angeles generates more house sitting searches than almost any other US city, which creates a specific problem: a lot of people chasing a relatively small number of visible listings.

As of April 2026, around 45 sits are visible on TrustedHouseSitters in the LA basin at any given time. That is not much for a city of four million people, and the visible number can be misleading.

Because of the five-applicant cap on THS listings, sits disappear from search results the moment five sitters apply. In a city like LA, a well-placed listing in Santa Monica or the Hollywood Hills can hit five applications in under two hours. By the time you scroll past it on a casual browse, it is already gone. The 45 visible listings represent what is available right now, not the full picture of what passes through the market.

This makes the saved search alert feature on Standard and Premium memberships particularly important for LA. Without alerts, you are browsing when you remember to. With alerts, you see new listings the moment they go live. In a market this competitive, that difference in response time is significant.

The value exchange in LA is among the highest of any city in the world. Average monthly rent in Los Angeles exceeds $2,800 for a one-bedroom. One successful sit covers that entirely. Our house sitting costs breakdown puts the full numbers in context.

Platform Comparison

Listing counts as of April 2026. Figures change daily as sits are posted and filled.

PlatformListings visible (LA)Notes
TrustedHouseSitters45Largest volume by far. Listings disappear once 5 applications received — use search alerts.
MindMyHouse7Recipient must approve testimonials before publishing. Useful secondary option.
House Sitters America2No applicant cap so listings stay visible longer. Less competition than THS.
House Carers2Written testimonials only, platform-moderated. Low volume but low competition.
Nomador1Excellent in France; sparse in North America

If a THS search shows zero results, it does not mean there are no sits. It means current listings are under review while homeowners work through their first five applications. Check back in an hour or turn on search alerts for your target dates. House Sitters America is worth running alongside THS precisely because the lack of an applicant cap means listings are visible longer and competition is lower.

Getting Around Without a Car

The general rule that LA requires a car is accurate for most of the city. But 2026 has seen meaningful public transport improvements worth knowing about if you want to avoid a $100-per-day car hire.

The LAX Metro Transit Center opened in 2026, connecting the airport directly to the metro network for the first time. The D Line (Purple Line) extension now reaches Westwood and the Wilshire corridor, making Culver City, Santa Monica, and the mid-Wilshire area significantly more accessible by rail than they were two years ago.

For sitters who want to avoid a car entirely, the areas worth targeting specifically are Santa Monica (with beach access and the Expo Line connection), Culver City (now well-served and walkable by LA standards), Silver Lake and Los Feliz (bus-accessible, dense, walkable), and the mid-Wilshire corridor. In 2026, an increasing number of LA homeowners are highlighting metro accessibility in their listings, partly because they know it makes the sit more attractive to international sitters who do not want to hire a car. If you see "metro nearby" or "walkable" in a listing, take it seriously as a real advantage.

For the Hollywood Hills, Malibu, Pacific Palisades, Bel Air, and most of the Valley: a car remains non-negotiable.

What LA Properties Are Actually Like

The sits skew differently from European cities. Where London or Athens tends toward apartments and cats, LA runs toward larger homes, fenced gardens, and dogs that need real exercise. Runyon Canyon and Griffith Park are not scenic suggestions for many LA dog owners. They are the daily routine.

If you are applying for dog sits in LA, be honest with yourself about daily availability and fitness level. An under-exercised LA dog will make the sit harder for everyone. High-end properties in the Hills and coastal neighbourhoods are well-represented on THS, which reflects both the city's wealth and the high value homeowners place on trusted, experienced sitters over a professional boarding service.

What LA Homeowners Expect

The competition for LA sits means the bar for applications is higher than in lower-demand markets. Homeowners in Santa Monica, Silver Lake, or Malibu receive multiple strong applications within hours of posting. A generic "I love pets and would love to stay in your home" application will not get you far.

What works: a specific application that references the pets by name, acknowledges something particular about the listing, and explains clearly why you are suited to this sit. Prior experience with the specific type of pet is worth mentioning explicitly. If you have sat with dogs in urban environments before, say that. If you have experience with a breed or a specific need mentioned in the listing, lead with it. Our application and profile guide covers the approach in full.

Because of the ETIAS situation and US entry requirements, international sitters applying for LA sits should ensure their travel authorisation is in order well in advance. ETIAS is not yet active for US citizens but for non-US sitters travelling from Europe to the US, the relevant authorisation is the ESTA for Visa Waiver Program countries. Our customs and border guide covers the travel documentation questions that come up regularly for international sitters.

When to Go

Spring and Autumn are the most comfortable seasons for an LA sit. March to May brings mild temperatures, lower fire risk, and pleasant conditions for daily dog walks. September to November offers similar conditions with the added advantage of lower tourism pressure and better flight prices for international sitters.

Summer (June to August) is hot, dry, and fire-season adjacent. Sits are available but the conditions for daily outdoor pet care are more demanding. Winter (December to February) is the mildest time of year, though the wildfire risk from the Santa Ana winds can emerge in late autumn and early spring as well.

Top Areas to Look For Sits

The LA basin covers a huge geographic area and the character of sits varies significantly by neighbourhood. Santa Monica and Venice offer walkable access to the beach, strong public transport by LA standards, and a high density of dog owners. Silver Lake and Los Feliz attract creative professionals with a strong house sitting culture. The Hollywood Hills and Malibu offer high-value properties with views but require a car without exception. Pasadena and the San Gabriel Valley have a more suburban character with larger properties and gardens.

The World Cup 2026 Window

Los Angeles is hosting eight FIFA World Cup 2026 matches at SoFi Stadium in Inglewood, including the US Men's National Team opening match and a Semifinal. The tournament runs from 12 June through 14 July in LA, making this the longest sustained period of major international events the city has seen.

All eight LA matches at SoFi Stadium, Inglewood:

For house sitters this is a significant opportunity. Large numbers of LA homeowners will leave the city during match weeks, either to avoid the crowds, to travel to other matches, or simply because the city becomes hectic. This is expected to produce a meaningful spike in new listings from mid-June through mid-July, particularly in neighbourhoods near SoFi Stadium in Inglewood and across the wider LA basin.

The catch: flight prices into LA during June and July 2026 will be significantly higher than normal, and hotels will be expensive and difficult to find without a sit. If you are planning to house sit in LA during the World Cup window, confirm your sit months in advance and book any travel well before June. Waiting until sits appear and then trying to arrange travel simultaneously will be expensive and competitive on both fronts.

For sitters already in the US or travelling by ground transport, the World Cup window is a genuine opportunity. For international sitters flying in specifically, the savings on accommodation need to be weighed against higher travel costs before the case is clear.

California Pet Laws in 2026

Several animal welfare laws came into effect in California on 1 January 2026. For house sitters caring for LA pets, the most practically relevant are worth knowing.

The full overview is available at California's official new laws page (gov.ca.gov). The key laws affecting pets and sitters are as follows.

AB 867 (Anti-Declaw Bill) bans non-therapeutic cat declawing across California. If you see a listing for a declawed cat, the animal had the procedure done before the ban took effect. It is not a red flag but it is context: the cat may have associated paw sensitivity and the homeowner may or may not be fully current on modern welfare standards.

AB 519 prohibits third-party pet brokers from selling animals bred by others for profit, targeting puppy mills specifically. For house sitters, this is background context rather than a direct concern, but it signals the direction of LA's animal welfare culture.

AB 506 requires pet sellers to disclose an animal's origin and health information to buyers. Again, not directly relevant to sitting, but reflects an environment where homeowners are increasingly likely to have detailed health records for their animals and may expect you to engage with that information.

AB 516 and SB 602 expand what Registered Veterinary Technicians can do in shelters, improving access to care. If an emergency arises during a sit and the regular vet is unavailable, more care options are available in California than in many other states.

The broader point for sitters: California operates at the progressive end of US animal welfare standards. Homeowners in LA often have expectations around feeding protocols, exercise, and veterinary authorisation that reflect this environment.

Conclusion

Los Angeles is one of the most competitive house sitting markets in the world and one of the most valuable. The visible listing count understates the real market significantly. The five-applicant cap means speed of response matters more than in lower-demand cities. And the accommodation value, in a city where rent regularly exceeds $2,800 a month, is among the highest anywhere.

Frequently Asked Questions

  • Is house sitting in Los Angeles competitive?

Yes. It is one of the most competitive house sitting markets in the world. Over 1,100 sits cycle through TrustedHouseSitters in the LA market each month, but most disappear from search results within hours once the five-applicant cap is reached. Use saved search alerts on Standard or Premium memberships and apply quickly with a specific, personalised message.

  • Which platform is best for house sitting in Los Angeles?

TrustedHouseSitters for volume, House Sitters America for less competition. THS has by far the most listings but they fill fast. MindMyHouse at $29/year has 7 LA listings and a recipient-approval review system, which means competition is lower and the barrier to entry is lower. House Sitters America and House Carers add a small number of additional listings. Running THS as the primary platform with MindMyHouse as a low-cost secondary is the most practical approach for LA.

  • Do you need a car to house sit in Los Angeles?

Yes, almost everywhere. Santa Monica, West Hollywood, and Silver Lake are the most walkable areas and have reasonable public transport by LA standards. The Hollywood Hills, Malibu, Pasadena, and the San Gabriel Valley all require a car for daily life. Factor this into which sits you apply for.

  • What is the best time of year for house sitting in Los Angeles?

Spring (March to May) and Autumn (September to November). Both seasons offer mild temperatures, lower fire risk, and good conditions for daily dog walks. Summer is hot and fire-season adjacent. Winter is mild but late autumn brings Santa Ana wind conditions that can elevate wildfire risk.
